Where Can I Pay My Rent If I Don't Want to Pay Online?
At Qwest Property Management, our goal is to make it as easy as possible for our residents to pay their monthly rent payments. And, while our company has a strict policy that no rent payments will be accepted in our office (including personal checks or money orders sent through the mail). We are able to provide our residents with an even more convenient way to pay their rent at multiple locations around the Grand Rapids area, and at later hours after our office has closed, including weekend availability.
As always, the best payment method is to log into your tenant portal through our website and make an electronic check payment for free by using your banks checking account number and routing number. This is by far the easiest and most convenient way for our residents to pay their rent, and currently, over 95% of our residents pay this way. However, we still have some residents who would rather make their payments using cash or simply in-person. Qwest Property Management is proud to use the CashPay feature through PayLease, which is a third-party payment processing company who has partnered with CheckFreePay, another payment processing company who has a nationwide network of partnered store locations where our residents can make cash rent payments, including at any Wal-Mart! Select how large a radius you'd like to search. And, click "Find Locations."
In order to provide our residents with the convenience to pay their rent at multiple locations, and at hours much later than our office hours and on the weekends. There is a small $4.00 convenience fee that you will need to pay in order to make your payment. So, please plan accordingly. And, again, if you would like to avoid paying this $4.00 convenience fee. Then please make your payment for free through our website and your tenant portal.
Before you attempt to pay your rent at one of these locations, there will be information that you must have.
1. You must have your CashPay Account ID with you at the store. This information was provided to you when you signed your lease. But, if you need your CashPay Account ID, then please click on this link and fill out the online form Request your CashPay Account ID Letter. While it is true that the only information you will need at one of the partnering store locations in order for you to pay your rent is your CashPay Account ID, the property address, your phone number, and your picture ID. We have found out that it is helpful to bring with you the CashPay Account ID letter that we provide our residents when you sign your lease. If you no longer have that letter or you are a new resident with Qwest Property Management and didn't sign your current lease with our company, then again, click this link and fill out the online form request Request your CashPay Account ID Letter. **Also, FYI, you will receive automated text messages each month with a friendly reminder when your rent payment is due. Within those messages will be your CashPay Account ID number. **Please note - Your CashPay Account ID number is different than your Qwest Property Management Account Number.
2. In addition to your CashPay Account ID noted above, you will also need to provide the clerk at the store a picture ID and your phone number.
3. The store where you will make your payment will not be able to provide you with any details regarding your rental account, including how much you owe. So, you will need to have this information in advance of going to the store and making your payment. This way you know exactly how much you'll need to pay, including the $4.00 convenience fee. So, for example, let's say your rent charge amount is $1,000.00 per month. You will need to bring $1,004.00 in cash to the store in order to cover your entire rent charge amount, plus the $4.00 convenience fee.
4. The system is not set up to allow you to pay your rent in advance. The system will only accept a payment from you if there is an open charge on your account. So, if there is an open back rent charge owed on your account, you can pay that amount anytime. However, if you are current with your rent account, then you will need to wait until the 1st of each month before you go to the store to pay your rent because the system will not allow you to make a payment before the 1st when the new rent charge for that month is posted to your account. Additionally, in order to avoid a late fee, you will need to make your payment no later than the 5th of each month (unless your lease states otherwise).
