Do I get to approve the applicants?

No.

Qwest Property Management pre-qualifies applicants before they are able to view a property. After they apply we then fully screen their applications to the extent that is legally allowed and all of our rental criteria for what an "approvable applicant" looks like is provided in advance to the applicants so they can make an informed decision as well. We do not involve our clients in the screening process and approval process. We do this for several reasons. First, we believe that our clients have hired a professional management company to make these decisions for them on their behalf, hence the reason they hired our company. Second, there are a TON of laws and legal ways that a landlord can get themselves in trouble and not even be aware of it. By keeping our clients out of the process we are actually protecting them from potential claims of discrimination or claims of Fair Housing violations, etc. Once an applicant is approved, we will move to sign the lease with them as soon as possible and lock up the transaction.
