Why won't it let me pay my rent when I log into my Tenant Portal?

There may be times when you would like to log into your Tenant Portal and make a payment and the software will not allow a payment to be submitted. This will occur for a few reasons.

Are you trying to pay your rent in advance of the due date?

Qwest Property Management does not accept pre-paid rents for a number of reasons. And, because of this policy, if you are to log in and attempt to make a rent payment in advance of a charge being posted to your account, the system will not accept the payment. For example, if you log in towards the end of the current month with the intent to pay next month's rent. The software will not accept the payment at that time because it would be "pre-paid" rent. The rent payment for the following month must post to your account before you can log in and make your payment. So, because of this, our residents have a 5-day window between the 1st of each month and the end of the 5th of each month to log in and make their rent payments in full in order to avoid being late. You will receive automated text messages from our system as reminders as well.

Are you trying to make a payment either online or at Walmart (or other CashPay Partner Stores) during the first 5 days of the month, and it is not allowing the payment to go through?

Typically, if this is happening you are likely trying to pay more than the total amount showing as outstanding on your account. Qwest Property Management does not accept pre-paid rents for a number of reasons. And, because of this policy, if you accidentally try to make a payment that is greater than the amount that is currently owed, than the software will reject the payment because the overage amount would be considered "pre-paid" rents. What you should do is verify the exact amount that is due and look to only pay that amount. You can verify this by looking at your account inside of the Tenant Portal. Or, the automated text message reminders that our software sends you should also state the amount that is due. Or, you can contact Qwest Property Management and request this information at info@qwestpm.com. Once you know the exact amount that is due, then pay only the exact amount. If you still are having a problem getting the payment to go through, then contact Qwest Property Management directly at info@qwestpm.com or 616-954-5900.
